AGRICULTURAL LAND PRICING IN THE MEMBER COUNTRIES OF THE EUROPEAN UNION: INNOVATIVE SOLUTIONS FOR UKRAINE
Abstract
The purpose of the article is to generalize the experience of the member states of the European Union regarding the pricing of land plots, the correlation of farm efficiency, crop yield and livestock productivity, the structure of production and agri-food exports. Methods. General scientific and special methods of learning processes and phenomena in the field of land relations are used. Among them, induction and deduction, analysis and synthesis, comparison of the main indicators of farms of the member states of the European Union, combination of production factors, statistical grouping by the price of a unit area of agricultural land, correlation of the price of a plot of land with the efficiency of agricultural production and the structure of its export. Research results. The status of Ukraine as a candidate for membership in the European Union will be a key challenge for agricultural commodity producers in land relations regarding pricing problems during transactions for agricultural land. The adaptation of the experience of the EU member states in this area is carried out in the conditions of a long-term large-scale Russian-Ukrainian war, temporary occupation of a large territory, contamination of land with explosive objects and stress resistance tests of all forms of management, regardless of the size of agricultural assets. The current neoliberal model of the land market, the second stage of which began in 2024, may lead to the curtailment of production by family, micro and small farms, which will cause significant risks to the country's food security and employment in the agricultural sector, will exacerbate the problems of peasant poverty, and will make it impossible to have a balanced rural development. The scientific novelty of the study consists in establishing the dependence of the price of land plots on the increase in the structure of the acreage of highly marginal crops, and in similar conditions on the level of productivity of crop and animal husbandry. Practical value in the possible use of the results of the analysis on the dependence of the price of land plots on the efficiency of management during the adaptation period of Ukraine to the regulatory environment in the field of land relations of the European Union.
